Here is how we calculate the estimated 1 year dividend =

(Annual Property Income - Annual Property Expenses - Asset Management Fee + Distributions from Cash Reserve) / Market Cap of Shares

Example:

-Annual Property Income: 25,000
-Annual Property Expenses: $5,000
-Asset Management Fee: $250
-Distributions from Cash Reserve: $500

-Market Cap of Shares: $350,000

-Est. 1Y Dividend = 5.8%

($25,000 - $5,000 - $250 + $500) / $350,000 = 5.8%
